Application Process

·Application Fee: $50 per adult

·Administration Fee: $75

·Security Deposit: 1 Month Rent

TheGuarantors (If Applicable) – Our community doesn’t accept personal guarantors/co-signers, but we partner with TheGuarantors to help support your lease. Their application is free, and they’ll notify us once you’re approved or denied. If approved, there’s a one-time fee paid directly to them (usually a percentage of one month’s rent, based on their determination). Afterwards, you’d be approved with a one-month security deposit due at time of move-in.

Pet Friendly

·(2) pets are permitted per home

·Non-refundable one time pet fee: $300 one pet, $500 two pets

·Monthly pet rent: $35 one pet, $50 two pets

·35lb weight limit at full growth

·Up-to-date vaccinations records and photo required

Utilities

•Electric & Gas: Individually metered and billed monthly. Residents set up service with DTE Energy (electric) and Consumers Energy (gas).

•Gas Use: Gas is used for heating only (in select apartments).

•Water & Sewer: Individually metered and billed through Universal Utilities at city residential rates; $75/month minimum.

• Trash: $8/month and paid with rent.

Renters Insurance

•Renters insurance is required.

Smoke-Free Community

·In an effort to provide a healthy and safe environment for residents and guests, there is no smoking allowed within the building. All smoking must be done at least 25ft. from the building. Smoking is not permitted in the barbecue areas or pavilions.

**Please note that all fees are non-refundable. Utility charges are not included in the rental rate and will vary based on individual usage; such charges are billed directly by the listed third-party provider. Outside renter’s insurance is permitted but must meet all community requirements. For move-ins occurring on or after the 15th of the month, the subsequent month’s rent will be due at the time of move-in. Approval may require The Guarantors based on income or credit results. All terms, conditions, policies and fees are subject to change without notice or obligation.
